We identify properties that have deferred maintenance, need renovations, have been mismanaged, and/or need a full repositioning to bring the property up to its full potential.
Upon acquisition, Blake Realty Ventures property management team takes control of the property and immediately performs renovations and improves management. From a renovation upside this includes renovations to the exterior, interiors on tenant turns, leasing office, on-site laundry room, and other common areas; correcting deferred maintenance; and rebranding the property under the BLAKE Living brand. From a management upside this includes instituting professional property management, maximizing revenue, reducing operating expenses, and streamlining operations to operate the property more efficiently. Our property management team has the capability to handle large properties and heavy renovations.
We have a disciplined underwriting approach when evaluating potential properties for acquisition so that we are able to deliver targeted returns to our investors and protect their capital. Our Principal, Blake Leavitt, is an active multifamily and commercial broker who has relationships with property owners, other brokers, and property management companies that allow us to acquire properties off-market at attractive pricing.
